The transfer of rights by sale and purchase must have a Sale and Purchase Deed made by the Land Deed Making Officer (PPAT) which proves the rights have been transferred from seller to buyer and for the purposes of registering the land. The problems are: What is the validity of the 5 (five) Deeds of Sale and Purchase made before Slamet Musyianto, S.H., PPAT in Administrative City of North Jakarta? Is the issuance of 5 (five) certificates in the name of Aspah Supriadi originating from 5 (five) Deeds of Sale and Purchase made before him at PTSL program in Cilincing District by the North Jakarta City Administration Land Office in accordance with National Land Law? The type of research used is normative. The nature of the research used is descriptive. The data used is secondary, with collection method used library research. The analysis used is qualitative analysis and conclusions drawn using deductive logic. The Deed of Sale and Purchase made before the PPAT is invalid because it was made without fulfilling the National Land Law and the requirements for making Deed of Sale and Purchase. The issuance of certificates in the PTSL program is not in accordance with the regulations.
