Innovating Real Estate Business Models with Blockchain
Blockchain technology has emerged as a potential enabler of novel business models in the real estate sector, which is poised for significant change. This article provides a comprehensive review of the research on innovative blockchain-based strategies for real estate. It clarifies the problems associated with traditional real estate business structures and explores blockchain as a disruptive technology. Through the literature review, several unique blockchain-enabled business models are identified, including real estate asset tokenization, decentralized marketplaces, peer-to-peer transactions, and fractional ownership. The potential benefits of these models—such as improved liquidity, accessibility, and efficiency—are demonstrated. Additionally, blockchain's capacity for automating processes via smart contracts, enhancing transparency in title management, and mitigating fraud risks is examined. The paper also discusses the challenges and limitations associated with implementing these blockchain-based models, highlighting technical complexity, legal and regulatory barriers, cybersecurity risks, and market adoption hurdles. It emphasizes the importance of developing scalable, interoperable blockchain frameworks that integrate seamlessly with existing real estate infrastructures. The main finding is that blockchain has the potential to transform the real estate industry by creating new, disruptive business models. However, further research, regulatory adjustments, and real-world implementations are needed to fully realize the advantages of blockchain-based innovations and foster a supportive real estate ecosystem.
