TÉCNICAS DE DETECÇÃO E PREVENÇÃO DE VAZAMENTOS DE ÁGUAS PLUVIAIS

The central theme of this work revolves around the issue of rainwater leaks in civil construc-tion, explored through case studies in commercial developments. The research adopts a bi-bliographic and qualitative approach, emphasizing the significance of preventive mainte- nance in preserving the structural integrity of buildings. The importance of this theme lies in the need to comprehend and address the consequences and damages caused by leaks, ranging from material harm to structural compromises. Inade-quate maintenance can lead to substantial losses, impacting not only the aesthetics of buil-dings but also their safety and durability. To conduct this work, case studies were carried out in various developments, including Bue-na Vista, Supermercado Lagoa, and a project in Papicu. Initially, a comprehensive literature review was conducted, utilizing articles, dissertations, and technical standards from ABNT. A meticulous analysis of standards NBR 9575 and NBR 9574 was crucial in establishing guidelines and standards for leak prevention.Tools employed encompassed online literature searches, analyses of technical standards, on-site inspections of the studied developments, and photographic documentation illustrating conditions before and after interventions. The case studies provided an in-depth understan-ding of the causes of leaks, enabling the proposal of specific solutions. The most significant results were observed in the interventions carried out in the case studi-es. For Buena Vista, the gutter unclogging, roof repair using rubberized coating for tiles, and masonry waterproofing proved effective solutions. In Supermercado Lagoa, waterproof pain-ting on the parapet, adjustment of flashings, and a general roof review eradicated infiltra- tions. In the Papicu development, the need for structural reinforcement and the replacement of damaged tiles were highlighted. Based on these results, it can be concluded that preventive maintenance is crucial for preser-ving the integrity of structures. The study emphasizes the importance of prior structural con-siderations, especially in the installation of additional components such as solar panels. Awareness of the significance of waterproofing and proper maintenance emerges as a fun- damental element in preventing emergent damages.
