DETERMINATION OF THE METHOD OF MARGIN PER SQUARE METER DEPENDING ON THE PRODUCT FILLING OF THE PROJECT
Objective: Sustainable development of development companies, growing consumer demands and modern trends in the industry have prompted the emergence of a high level of competition in residential real estate projects in various consumer classes. Developers are forced to increase the attractiveness of their projects for buyers with the help of interesting architecture and functional content, thereby creating an attractive “lifestyle”. The purpose of the study is to analyze the impact of architectural and product solutions of development projects on the investment attractiveness of a property and to determine the methodology for a fair markup on the product solutions used in the project, having considered projects under construction and already commissioned in the housing market in Moscow. Materials and methods: The methods of analysis of existing projects in the residential real estate market and theoretical analysis of scientific literature and other sources were used. Results: The impact of product solutions of a development project on pricing and liquidity of real estate for consumers was studied. An analysis of existing offers from developers on the Moscow residential real estate market confirmed the hypothesis that expressive architecture, product and functional content with additional services of the future project form an additional markup per square meter of the real estate being sold. Conclusions: The external architectural appearance of the building, the design of entrance groups and lobbies, additional filling with functions of the residential complex, whether it be a swimming pool, a fitness room, recreation areas, play a fundamental role in increasing the price of the sold square meter and increase the liquidity of such residential real estate on the market, and also form a feeling of elitism in consumers of their lifestyle.
