Digital ecosystem in construction development: conceptual-theoretical aspects of transformation and management imperatives

The article explores conceptual and theoretical aspects of transforming the environment of construction development projects into a digital ecosystem. This transformation is a key response to the challenges of modern construction, including the integration of stakeholders, optimization of resources, and the need for sustainable development. The research emphasizes the role of digital technologies such as Building Information Modeling (BIM), Enterprise Resource Planning (ERP) systems, the Internet of Things (IoT), and digital twins in fostering transparency, integration, and synchronization of operational and managerial processes in construction projects. The study highlights the advantages of a digital ecosystem, including cost reduction, shorter project timelines, improved decision-making quality, and minimized environmental impact. Additionally, the integration of these technologies supports long-term lifecycle management of construction projects, enhancing their operational efficiency and ecological sustainability. Key findings emphasize the necessity of adapting business processes to meet the requirements of digital ecosystems, training personnel to use advanced digital tools, and integrating these technologies within existing organizational structures. Moreover, the article presents a model of a digital ecosystem for construction development that considers operational-production and managerial-administrative imperatives, ensuring consistency across strategic, tactical, and operational levels of management. The article also addresses the main challenges of digital transformation in construction, such as resistance to change, lack of standardization, and the high initial investment required for implementing advanced technologies. The study concludes that the transformation of construction development environments into digital ecosystems is not only crucial for enhancing efficiency and competitiveness but also for meeting the demands of modern markets and ensuring the sustainability of the construction industry in a rapidly evolving technological landscape.
