CONCEPTUAL AND ANALYTICAL FEATURES OF ENSURING BUSINESS RESILIENCE OF ENTERPRISES IN THE MULTIPROJECT ENVIRONMENT OF CONSTRUCTION DEVELOPMENT

Abstract. This article investigates the impact of integrated management models for construction projects, such as "Design-Build," on the economic and managerial aspects of developer companies' operations. Particular attention is paid to BIM technologies, which create a unified information environment for coordination among all stakeholders, cost forecasting, schedule planning, and risk management. An analysis of international experience demonstrates that the use of BIM technologies within the "DesignBuild" approach can reduce project implementation timelines by 20–30%, decrease construction errors, and improve the quality of the final product. The role of BIM as a tool for diagnosing and assessing operational productivity in managing the portfolio of construction projects of developer companies is explored. Specifically, the possibilities of using BIM for resource modeling, analyzing alternative project development scenarios, integrating environmental standards, and monitoring key performance indicators (KPIs) are discussed. BIM ensures cost and process transparency, minimizing the risks of stakeholder conflicts and enhancing the efficiency of management decisions. Special attention is devoted to the prospects for implementing BIM technologies and the "Design-Build" approach in the realization of construction projects in Ukraine. At the stage of digital transformation of the construction industry, these tools can become drivers of innovative development. Developed countries such as the USA, the United Kingdom, Singapore, and Germany have already established mandatory BIM use in public construction projects, contributing to the achievement of high-quality and efficiency standards. Analyzing these practices is essential for adapting the best global approaches to the needs of the Ukrainian construction market. The article contributes to the development of theoretical and practical approaches to diagnosing the operational productivity of developer companies. The use of the "Design-Build" model in combination with BIM technologies is considered a promising tool for increasing the competitiveness of construction companies, improving cost transparency, and harmonizing stakeholder interests. The findings are relevant to the Ukrainian construction industry and can be used to optimize management processes, especially in public and strategic infrastructure projects.
