ANALYSIS OF DOMESTIC PRACTICAL EXPERIENCE IN THE FORMATION OF MULTI-APARTMENT RESIDENTIAL DEVELOPMENT IN 2010–2022: A CASE STUDY OF THE CITY OF POLTAVA AND THE VILLAGE OF ROSSOSHENTSI

The article is dedicated to studying the domestic practice of forming commercial and affordable multi-apartment housing from 2010 to 2022 in the city of Poltava and the village of Rossoshentsi. This study represents the final part of a more comprehensive analysis, which addresses the pre-war residential development within the context of modern market relations in Ukraine. The research is significant as it sheds light on how socio-economic factors, influenced by the evolving housing market, have shaped the architectural and urban planning landscape of these areas. This research provides an in-depth examination of the evolution of architectural and planning aspects of housing development over this period. It highlights the key architectural-compositional and volumetric-spatial principles involved in the formation of domestic residential complexes. The study also explores stylistic features of building facades and planning trends within apartment layouts and housing sections. Two hypotheses were rigorously tested: one presented in the earlier stages of the study and the other based on I.P. Hnesia's forecast regarding the continued decrease in the share of living space in apartments. The analysis included quantitative assessments of apartment layout solutions, applying both the transit area method by H.I. Lavryk and the living space coefficient to evaluate the functionality and design efficiency of modern housing units. For the first time, the article presents a detailed analysis of the architectural and planning solutions implemented in housing developments in the specified settlements during the period in question. It systematizes trends and patterns in the formation of multi-apartment buildings and uncovers the relationships between the transit area coefficient and the various housing classes. These findings confirm the trends forecasted by I.P. Hnesia and provide essential data supporting the dynamics of reduced living space. The author also raises an important question about the development of a more refined method for evaluating planning solutions that takes into account the apartment's specific configuration, particularly the number of bedrooms, and how this impacts overall housing quality.

Abstract

For the first time, the article presents a detailed analysis of the architectural and planning solutions implemented in housing developments in the specified settlements during the period in question. It systematizes trends and patterns in the formation of multi-apartment buildings and uncovers the relationships between the transit area coefficient and the various housing classes.
