Fractionalizable Real Estate Marketplace

Real estate investment is widely recognized as a popular and safe form of investing, yet it is filled with several complications. This paper focuses on the applications of blockchain technology in improving the real estate sector, aiming to create an environment where everyone can participate. Key challenges such as lack of transparency, high transaction costs, and lengthy administrative processes are identified, highlighting the need for innovative solutions. While immutability and transparency are well-known benefits of blockchain, their specific impact on real estate is profound; the immutability of blockchain records can ensure that property ownership history is tamper-proof, reducing disputes and fraud, while transparency in transaction processes can make property dealings more accessible to a broader audience, fostering trust among participants. Additionally, leveraging blockchain in real estate transactions not only reduces administrative burdens but also minimizes fraud risks and improves transaction speeds, all while maintaining ease of use. Potential downsides, such as the need for widespread adoption and the challenges of integrating blockchain with existing legal frameworks, are also considered to provide a realistic view. The paper sheds light on the implementation of blockchain in real estate, discusses current challenges, and explores how they can be overcome, while detailing a project that adheres to all the concepts discussed.
