A study of the factors affecting maintenance fee in office building management

This study empirically examines the factors affecting maintenance fees in office building management, focusing on the components of management services and maintenance costs. The main findings are as follows. First, building characteristics, such as the total floor area, number of floors, and building age, significantly impact maintenance fees. Second, differences in maintenance fees arise from the specific types of facilities and equipment in office buildings. Regarding the facility characteristics, a higher number of elevators and parking spaces relative to the total floor area corresponds to increased maintenance fees. Additionally the characteristics of equipment such as central heating/cooling systems, absorption chillers/boilers, turbo chillers, and condensing boilers have a significant impact on maintenance fees. Third, regarding management characteristics, when the number of management personnel is greater relative to the common area, the economies of scale lead to a decrease in maintenance fees. Finally, in terms of regional characteristics, office buildings in Seoul and Gyeonggi Province exhibit higher maintenance fees than those in other regions.
