Analysis of Domestic Practical Experience in the Formation of Multi-Apartment Housing Development from 1991 to 2010: the Case of Poltava City
The article examines domestic practices of forming commercial and social multi-apartment housing during the period from 1991 to 2010 in the city of Poltava. This research marks the beginning of a comprehensive analysis aimed at exploring the development of multi-apartment housing in market conditions, starting from 1991 until the intensification of military conflict in Ukraine in 2022. The work explores how the housing market transformed under new economic conditions after Ukraine gained independence and the challenges that arose during this time. The article delves into the architectural and planning evolution of housing development over two decades, with particular attention to the specific features of multi-apartment construction in Poltava. It analyzes architectural and compositional principles, volumetric and spatial planning of domestic housing structures, stylistic features of facades, planning trends in apartment layouts, and the level of apartment readiness prior to occupancy. A detailed quantitative analysis of apartment planning solutions is conducted using the transit area method developed by H.I. Lavryk, which offers a new perspective on space efficiency and organization in housing design. Additionally, the article systematically identifies trends and patterns in the formation of multi-apartment housing during the given period. By examining a wide range of housing types, the study explores the evolving approaches to housing design, especially in relation to changes in the economic and social landscape. A new hypothesis is proposed in the article, suggesting a correlation between the coefficient of transit area and the class of housing. This correlation may help to better understand how planning decisions directly impact housing affordability and quality. The article, therefore, offers a foundation for further research into housing policy and design, particularly as it relates to post-independence Ukraine's residential architecture.
