This study is a study on the impact of the Seoul Metropolitan Railway Line 7 on the price of nearby real estate, focusing on Incheon Cheongna International City, which will benefit the most from the confirmation of the Incheon extension line, and collected 4,665 transaction cases from December 2016 to March 2023, and analyzed the impact on the price of nearby apartments by the project stage of the Incheon extension line on Seoul Metropolitan Railway Line 7 through the double-difference method. As a result of the analysis, both the primary and secondary station areas rose before and after the preliminary feasibility passage and construction, and the closer the center of the new station in Incheon Cheongna International City, the greater the effect. In particular, the secondary station area was larger than the primary station area after the construction. Therefore, this paper analyzes the changes in apartment prices around each project stage following the promotion of the Incheon extension line on Seoul Metro Line 7 and presents changes in apartment prices around new stations due to the expansion of the metropolitan transportation network directly connected to Seoul.
