The Analysis on the Determinants of Intention to Move into Public Housing for Deteriorated Residential Area Residents
In the case of sloping deteriorated residential areas in old downtowns of Busan, where road conditions are poor and buildings have no preservation value, it is not easy to improve residential conditions with current urban regeneration project methods. Given that the peculiarity of old and gradient residential areas behind the center of the city with very low profitability, the need for public-driven urban regeneration projects is increasing in order to improve the residential environment of these areas. Accordingly, this study investigated household characteristics, residential conditions, economic characteristics, and awareness of public housing for residents in deteriorated residential areas. On the basis of this, the determinants of intention to move into public housing were analyzed. The main results of the study are as follows. First, the variables that could have a significant influence on the intention to move into public housing in all samples as well as Dong-gu and Jung-gu were mainly ones of characteristics of residential conditions (housing type, housing age, housing satisfaction). Second, the variables that could affect the intention to move into public housing for the residents of the old areas and the ones in Dong-gu were ones of household characteristics (the final scholarship of household heads, the number of household members and moving plans). Third, only the variables of the residential satisfaction had a significant effect on all samples as well as Jung-gu. Fourth, the economic variables that significantly affected the intention to move into public housing were different according to the area in which they lived. Based on the results, this study examined considerations to supply public housing.
