A Study on the Factors Affecting the Default of Returning the Jeonsei Deposit : For Busan Metropolitan City
Recently, the number of cases of jeonse deposit repayment defaults, where tenants cannot receive their jeonse deposits when their lease contracts expire, has increased rapidly. Based on the data on jeonse deposit repayment guarantees of the Housing and Urban Guarantee Corporation in Busan Metropolitan City, this study analyzed the factors affecting jeonse deposit repayment defaults using binary logistic regression. The results of the analysis showed that the factors affecting jeonse deposit repayment defaults were housing type, real jeonse ratio, and jeonse supply and demand index. In particular, from the result that the real jeonse ratio has a positive effect on jeonse deposit repayment defaults, it was confirmed that the self-capital theory is also applicable to the jeonse market. In addition, the impact of jeonse deposit repayment defaults varies depending on the type of housing and the liquidity of submarkets. The real jeonse ratio is a positive factor for apartments and efficiency apartment, but a negative factor for detached houses, and interest rates are a positive factor for apartments and a negative factor for efficiency apartment. Housing prices are not significant factors in the overall jeonse market, but they are significant positive factors in the local jeonse market for efficiency apartment. Based on the results of this study, we suggest that housing policies should be prepared considering that the factors affecting jeonse deposit repayment defaults are different for overall market units and submarkets by housing type.
