BIM execution plan for building maintenance systems

The construction industry has been developing along with the technological revolution, thus requiring integration with digital technologies. In this context, the building information modeling methodology (BIM) allows for information on the entire life cycle of construction, from the design phase to the maintenance phase, which is the focal point of this research. In Brazil, the use of BIM will be mandatory in the management and maintenance of the enterprise after its construction, whose architectural and engineering projects and whose works have been developed or executed with the application of BIM from 2028, following Brazilian Decree No. 10,306/2020 (BRASIL, 2020). For the application of the methodology, a BIM Execution Plan is necessary to plan the processes of developing a BIM model, monitoring the building, and asset management. From a well-defined BIM execution plan, it is possible to: create three-dimensional virtual models of the building; propose a standard database to receive information related to building systems and elements with documentation, technical specifications, and maintenance history; systematize information related to pathological manifestations with a description of causes, degradation process, recovery/repair or replacement method. In this aspect, an execution plan was developed and part of it was tested in a case study of Block C of the Faculty of Technology at the University of Brasília. Block C houses the Department of Civil and Environmental Engineering, with classrooms, academic centers, a Junior Company, and extension projects. Thus, this block has been a site of intense academic, social, and professional activity. This work aims to present a BIM Execution Plan its application in an existing building, aiming at its better management, as well as to serve as theoretical and practical content of the BIM methodology on its application in the building's operation and maintenance phases.
